than a century old, the Pacific Star Building (PSB) remains to be one of the

in the year 1990 by Atlantic Gulf & partners (AG & P), the General
Contractor, and designed by the late Architect Formoso, the building remains to

SERVICE
Load Factor – The average
monthly electrical load factor of the Pacific Star Building is stable at 45%.
Given that 1,000 kw is the maximum, usage is stable at 800 kw average.
Air-conditioning – Using
centralized air-conditioning system, chilled water type, we cool the building
from four (4) air handling units with a capacity of 25 tons of refrigeration
each for every floor. Our air-conditioning runs from 7:00 am to 6:00 pm, Monday
thru Friday and 6:00 am to 12:00 noon on Saturdays.
BUILDING AUTOMATION
SYSTEM (BAS)
The new BAS will allow users to develop smoothly functioning, upgradable
systems with innovative combination of components, thus, maximizing the
purchasing power and freedom of choice of the end user. Furthermore, it is not just a centralized
control and monitoring system for the air-conditioning utilities but also
provides for the total integration of the fire detection and alarm system,
generator system, patrol tour and door monitoring, elevator monitoring,
plumbing and sanitary and electrical, circuit breaker monitoring system.
COMMUNICATION FACILITIES
The
rooftop of the Pacific Star has a 90-foot antenna connected to two (2) fully
air- conditioned communication rooms
backed-up with Uninterruptible Power Supply (UPS) Systems. Both the antenna and
communication rooms have expansion capabilities. The building has both PLDT and
Globe Telecom risers for its telephone facilities, with Fiber optic cables.
SECURITY
AND SAFETY
The Pacific Star Building
provides its tenants with the foremost in professional security services. Strict implementation of security procedures, access control, material
movement control backed-up by state of the art
security equipment located at strategic areas of the building and monitored at
the BAS (Building Automation System) room 24-hours a day, 7-days a
week. All security officers are certified security
professionals assisted by well-equipped, thoroughly screened and trained
sub-contracted security personnel. Training includes first aid, fire safety,
bomb procedures and anti-terrorism to name a few. The
Security and Safety Force of Century Properties Management, Inc. (CPMI) has
been integrated to ensure a reserve pool of personnel to
immediately respond during emergencies in all CPMI managed properties.
